The Al Matar Greenbelt/C-Ring Road Railway Station Development is located at the intersection of Al Matar Road and C-Ring Road. This project is a unique lifestyle mixed-use development. It covers an area of 29.5 hectares, with a proposed building area of 1.2 million square meters and a floor area ratio of 2.60. Additionally, it includes 400,000 square meters of underground parking and logistics facilities.
The master plan aims to create a distinctive development by introducing a series of urban functions to maximize the value of the Al Matar Railway Station. Planned functions include hotels, shopping malls, offices, convention centers, dining, serviced apartments, residential apartments, municipal hubs, mosques, cultural centers, galleries, kindergartens, entertainment areas, integrated clinics, senior living facilities, banks, police stations, and community centers.
The plan is people-oriented, aiming to create a sense of place while enhancing urban boundaries and establishing layers of public, semi-public, and private spaces. The design principles provide a series of spacious public squares and small, intimate shaded parks along the greenbelt, enhancing the appeal of the planning concept.
