LeeVista Center is a master-planned 2,400-acre mixed-use development of a former dairy farm by Famlee Investment Company in Orlando, Florida. Famlee partnered with McDonald Development Company for the development of speculative industrial and flex office buildings at LeeVista Center that, upon completion, will total 875,000 SF across seven buildings. Four of the seven planned buildings have been completed, each one designed by Smallwood. These projects are dock-high, rear-load buildings with drive-in doors at each end of their truck court.

– LeeVista Building D: 24β clear height with 106,500 SF – LeeVista Building E: 30β clear height with 226,800 SF – LeeVista Building F: 30β clear height with 145,800 SF – LeeVista Building G: 30β clear height with 159,884 SF
The program for these buildings anticipated a potentially high percentage of office use and smaller tenants. The design of each includes a relatively shallow lease depth and floor-to-ceiling storefront glazing along the entire length of the front elevation. Office fit-up is easily introduced in any bay of these buildings. Office entrances protected from the weather are accommodated at the storefront areas under the roof projections. Decorative sunshades shield full-height glazed surfaces from the Florida sun.
