A unique courtyard solution was developed to address this challenging, narrow 5.6-acre site, located along the Adyar Creek on MRC Nagar Main Road in Chennai. The project design provided for a gross construction area of 545,200 SF, with 317 apartment units designed for a wide range of buyers. Units ranging from 495 SF studios to 2,800 SF luxury units were configured into 1, 2, 2-½, 3, 3-½, and 4-bedroom units.
The six-story condominium development provided amenities including a swimming pool, a 10,800 SF residents’ clubhouse, and basement parking for 660 vehicles.
The design of the development is clustered around two courtyards. The larger courtyard surrounds a swimming pool, while the smaller one surrounds a garden. Within the apartment blocks, there are smaller courtyards to provide natural cross ventilation and natural light, with the larger units located along the Adyar Creek.
