Designed as an extension of Chick-fil-A’s growing corporate campus in College Park, this innovative mixed-use structure combines a 1,067-space open-air parking deck with approximately 150,000 square feet of office space above. The project reimagines the traditional parking deck as an integrated workplace destination, supporting campus connectivity, employee experience, and long-range growth planning.
The five-level parking structure is topped by two expansive office floors and planned rooftop terrace amenities, creating a highly efficient use of the sloped site while maintaining strong visual and pedestrian connections across the campus. A 130-foot enclosed truss bridge links the building to Chick-fil-A’s existing support center, while an elevated covered walkway system connects multiple parking facilities and office buildings into a unified campus environment.
The project presented several unique technical and structural challenges, including the integration of a 20-foot-tall soil nail retaining wall, a micropile-supported loading dock woven between structural soil nails, and a 50-foot by 100-foot free-span skylight that brings daylight deep into the office interiors. A dramatic cast-in-place stadium stair further activates the central atrium space, reinforcing collaboration and employee interaction throughout the building.
Originally conceived as a standalone parking structure, the project evolved significantly during construction when two levels of office space were added to the program. Smallwood worked closely with the client and consultants to redesign structural systems and adapt the building in real time, ensuring the expanded vision could be successfully delivered without compromising performance or schedule.
