Pedestrian circulation is achieved via the office lobby and an elevated 2nd-floor skyway network connecting to other city blocks, a unique feature in Minneapolis due to its cold winters.
The tower features 16 floors of Class “A” office space with large, column-free floor plates, high ceilings, and full-height insulated vision glass. The 21st floor transitions to a smaller floor plate with an outdoor roof terrace. Above this are 8 floors of Four Seasons Hotel guestrooms, and the top 6 floors house luxury branded residential units with floor-to-ceiling glass and outdoor terraces.
The building occupies a full city block, with a public plaza at the northeast corner to accommodate a potential future light rail line and transit station. The plaza serves as a pedestrian connection point to the main office lobby and enhances visual connectivity between indoor and outdoor spaces. A central feature of the lobby is a 2,000 SF “Office Café” operated by Four Seasons Hotel, offering gourmet food and beverages for visitors and encouraging vibrant pedestrian activity.
