The Residences at 5th and 5th is a boutique luxury development consisting of two floors of flats above street-level retail on 5th Avenue, the premier shopping street in downtown Naples, Florida. Naples boasts some of the most expensive residential property in the United States, rivaling Manhattan and Beverly Hills on a per-square-foot basis.

Naples has very prescriptive design guidelines. The building envelope was fixed by zoning regulations, mandating that the building follow the sidewalk line on both street frontages, set back 10 feet from the sidewalk at the second floor, and be no more than 42 feet in height. These mandates, along with restrictions on materials, colors, and architectural style, resulted in a cohesive downtown urban fabric. To give the project a unique character while adhering to these restrictions, the building was designed in a Neoclassical style that stands out while respecting the neighborhood’s traditional character. The design was well received by the Naples Design Review Board, which appreciated the departure from the district’s typical stucco and clay tile aesthetic.

The ground level accommodates 11,000 square feet of commercial space, a residential lobby, amenities, service access, and the entrance to below-grade parking. Retail space fills the entirety of the valuable 5th Avenue frontage, with other uses woven into the remaining street frontage on 5th Street. All retail space is back-served and contiguous, allowing flexible lease configurations.

The streetscape design engages the corner of 5th Avenue and 5th Street with a vibrant, pedestrian-friendly environment. Familiar street trees and landscape beds were restored to blend seamlessly into the historic downtown streetscape. A rooftop terrace includes an outdoor kitchen, dining space, fire pit, and elevated swimming pool, offering expansive downtown and ocean views. Tropical plantings create outdoor rooms for various uses. A formal garden on the alley side enhances the service area and provides garden-like views for residents.
